Roof Repair and Preventative Maintenance
The Sonoran Desert is one of the most unique deserts in the world. It’s why so many folks desire to retire in the southwest and why celebrities own homes here. During our Arizona monsoon season, from about the middle of June to the end of September, you can see spectacular thunderstorms with torrential rains. Over 3 inches of rain can fall in just a matter of weeks, sometimes in one day! Arizonans love it, but those downpours wreak havoc on your roof. Years of intense Arizona sun makes older roofs wear quickly, causing leaks and even structural compromise.

Prevention and Maintenance
Prevention is the Key
Like most American’s, we tend to wait until there is a problem before making any repairs. However, did you realize that following your recommended roof maintenance schedule can save you thousands of dollars in unnecessary repairs and property damage? Here are some things American Handyman Services can do for you on an ongoing basis to help save you sooner than needed, roof repair costs.
Roof Debris Removal and Cleaning
It isn’t just rain that falls from the sky during our monsoon season, we have some of the windiest weather during that time, which will throw tree branches, palm fronds, leaves and other debris onto your roof. As debris accumulates, it adds weight, prevents water from flowing off quickly and freeling, all increasing wear and tear to your roofing materials. Having an American Handyman Services technician regularly clearing this debris will prolong the life of your roof, saving your costs in the long run.
Replace Damaged or missing Shingles and Cracked Tiles
Every type of roofing design requires annual attention. While we’re keeping debris clear, we can also keep an eye out for minor cracks, damaged or missing pieces to your roofing material (tiles or shingles). Remember, early detection of minor issues will prevent larger problems, like leaks. We want to replace these as soon as possible, because, if left alone, a shingle or a cracked tile can be blown away during a windy storm, leaving your roof vulnerable to the elements and creating a much bigger problem in the future. Your standard tile or shingle roof has a waterproof layer under the roofing material. Even though that under layer is waterproofed, the roofing material allows water to run off while also protecting that layer from the sun’s harmful UV rays. Missing tiles or shingles means the sun can eat away at the waterproofing underlayment, deteriorating it to the point where it’s no longer waterproof, and that spells trouble!
Maintain Seals and Check Puddling
Every roof will have vents and pipes, valleys and ridges. Some homes have the added pleasure of a chimney or skylights. Puddles can form in and around these areas, especially as your roof expands and contracts with the Arizona heat and cold winter nights. Seals and flashing, or loose tiles in these areas can lose integrity. We want to keep your underlayment clear of exposure, trears, and holes. Because many of these are common areas where leaks happen, we want to check and reseal them on a conservative schedule.
Flat Roofs and Elastomeric Coatings
If you have a coated flat roof, puddling and holes are more common. Renewing your elastomeric coating and refilling in seals on a good schedule can add years of worry free life to your roof.
Attic Inspection
Sometimes roof breaks are hard to find early. Another way to find a minor leak is having our technicians inspect your attic or crawl space. Here you can find hidden problems by searching for wet or moldy insulation or if the wood underside of your roof has any signs of water exposure. Then American Handyman Services can locate the leak and fix it before it causes major damage.
